Ocean Reserve
Set midway between Miami and Fort Lauderdale, along the northern tip of Sunny Isles' flourishing seaside neighborhood, Ocean Reserve's prestigious address affords you the best of South Florida. This neighborhood offers sandy beaches on one side, and new restaurants, shops and public parks on the other.
Wherever you turn at Ocean Reserve Sunny Isles Beach, you're facing the perfect direction. That's because the condo conversion is ideally situated between the Atlantic and the Intracoastal right across from 2.5 miles of sandy white beaches, down the road from prestigious Aventura and just north of upscale Bal Harbour. With a coveted Collins Avenue address and a lifestyle to match, Ocean Reserve Sunny Isles Beach makes for a very smart purchase.
The one, two and three bedroom residences are generously sized, from 1,005 to 2,500 square feet. Features include expansive kitchens with ample cabinet space; high ceilings; central heat and air conditioning; and oversized walk-in and linen closets.
Florida's Riviera is north of Bal Harbour (159th Street) up to Broward County Line, a high-rise residential community developed over the last 10 to 15 years. Situated halfway between downtown Miami and Ft. Lauderdale, these new beachfront communities were originally a cluster of small privately owned beachfront vacation hotels. With Miami Beach nearly built out and South Beach having a few relatively expensive development sites, these communities became the beachfront condominium growth corridor. Most of the old motel sites were acquired and numerous residential towers and hotel condominiums were built in this 4 mile stretch fueled largely by an eastern European and domestic second home buyer group. These properties include Acqualina, Jade Beach, La Perla, Trump International and Trump Palace to name just a few.
Much like South Beach these neighborhoods have a more resort-like transitory character. It appeals to an out of town buyer looking to own a beachfront property as a second or winter vacation residence.
Many of the new buildings have a similar high amenity, luxury resort ambience and were introduced at prices beginning at $1 million. Because of its distance from downtown, the lack of the international reputation of South Beach and a greater reliance on second home buyers, sales in these communities have recently slowed more dramatically in terms of price and residential demand. In fact, this area has more than twice as many available condominiums than any other of Miami's sub-markets. Its distance from the business district, its resort orientation, its higher prices and assessments distinguish this as a separate buyer market from Brickell.
Notably, on the northern end of this stretch, abutting the Broward County Line is the community of Aventura. Aventura is a beach, golf and marina community that developed in the late 1970's near to the Aventura Mall, the dominant retail center in North Miami.
